Today I wanted to speak about some new regulations that started back in April. They have to do with the efficiency of your water heater.
Not a lot of people are aware, but on April 16th there were changes enacted by the National Appliance Energy Conservation Act which have come into effect. They call for a higher energy factor on all residential water heaters.
The energy factor indicates a water heater's overall energy efficiency by calculating the amount of hot water produced per unit of energy.
What I need to alert you to are the consequences of these updates. Usually these new water heaters are more expensive and they are also larger than the ones we have had in the past.
This means that this could cost you a lot of money if you need to replace your old water heater with a larger one. You may need to knock out a wall to have one installed, and this is why it would be wise to get an inspection done now instead of later.
If you're in the process of purchasing a new home, I recommend that you get a warranty that would cover the costs of getting a new water heater installed. This will save you money and a lot of headaches down the road.
