How We Helped Bill Solt Find the Perfect House

" She was very instrumental in helping us through the whole process. She was persistently looking for us, going above and beyond, until we found the house we liked. "

How We Helped Shannon Rodgers as a First Time Home Buyer

"I got the house I wanted! Norma did an excellent job with communicating and walking me through the process helping with any issues or questions I had. I sent her a listing of a house that I wanted to see late the night before we were going to look at some other properties and she made it happen! She did a great job! This was my first experience with a realtor and first time buying a home, she made the whole process smooth."

Today I wanted to speak about some new regulations that started back in April. They have to do with the efficiency of your water heater.

Not a lot of people are aware, but on April 16th there were changes enacted by the National Appliance Energy Conservation Act which have come into effect. They call for a higher energy factor on all residential water heaters.

The energy factor indicates a water heater's overall energy efficiency by calculating the amount of hot water produced per unit of energy.

What I need to alert you to are the consequences of these updates. Usually these new water heaters are more expensive and they are also larger than the ones we have had in the past.

This means that this could cost you a lot of money if you need to replace your old water heater with a larger one. You may need to knock out a wall to have one installed, and this is why it would be wise to get an inspection done now instead of later.

If you're in the process of purchasing a new home, I recommend that you get a warranty that would cover the costs of getting a new water heater installed. This will save you money and a lot of headaches down the road.
